How Much Is My Queens, NY Home Worth in 2026?

If you own a home in Queens and you’ve typed “how much is my home worth” into Google at some point this year, you’re not alone — and you’ve probably noticed something frustrating. Every site gives you a different number. Zillow says one thing. Redfin says another. Your neighbor swears their cousin sold for way more, just two blocks over. So today, I want to walk you through what’s actually happening in the Queens market right now, why these numbers vary so much, and how you can get a real answer for your specific home — not just a guess.

Why Your Homes Estimated ValueIs Probably Wrong

  • Online valuations are based on algorithms that take into account recent sales, public records and broad trends but they don´t know the specifics of your home and block. These online platforms do not go inside your home and look at your upgrades and renovations.
  • What about the value provided by the NYC Finance in the yearly notice? It´s just an approximation. Tax assessors look at the outside of the property and at recent area sales but again, they don´t go inside and look at the actual condition. NYC finance is also notorious for being late in updating market value. Often the actual market value of your property could be higher than what NYC finance says!
  • Evaluations provided by online platforms are estimates or rather guesstimates. I will guide you today and tell you how to find out the actual value of your property and what is happening in Queens County NY.

 

 

The Big Picture: Where Queens Prices Stand Right Now

  • Median home prices are reportedly $700-$800k in Queens, NY. Why the range and what does it mean? Different sites, platforms and algorithms measure different things. Sometimes they bundle all property types together, sometimes they break them down.
  • Property type in Queens matters a lot, because we have such a wide mix of housing sto For example, my own research for the first quarter of 2026 shows that:
    • Coops: $325,000 median price. But note, this is for all coops, from studios to 3 bedrooms and in all areas. You cannot use this number to even get close to the value of your own coop.
    • Condos: $535,000 median price. For all condo sizes and in all areas. Again, this is just a median price that can tell you what the general trend year over year is.
    • Single-family homes: $849,000. And in Queens you will find that we have tudors, colonials, ranches, detached and attached homes. There are some luxury homes that have water front access in Beechhurst, mansions in Forest Hills Gardens and luxury townhouses in Long Island City. This number shows you the general market trend but does not talk about the specific value of your property.
    • And two-family homes: $1,100,000 median price. Again, amongst all 2 families in all Queens submarkets.
    • Three and Four family homes: $1,395,000 which probably means that you are going to find 3-4 families sold in the $700,000’s (REO or foreclosure properties) to Multimillion dollar 3-4 families in places like Astoria or Sunnyside.
    • Let´s remember what median price means, : is the price in the middle, where 50% of the market sells above that and 50% sells below that.
    • So,when someone tells you “the median home price in Queens is X,” ask yourself: which Queens are they talking about? Because a co-op in Flushing and a two-family in Middle Village are two completely different markets within the same County.

 

 

Appreciation Is Quite Real  in  QueensAnd Its Not Slowing Down Evenly

  • Prices are still climbing and they are not slowing down the same everywhere.
  • If you look online you are going to find appreciation in the range of 2-7%, depending on the area and property type but some niche markets show double digit appreciation!
  • They are not going up everywhere the same.
  • Why is such strong appreciation happening:
    • Low Inventory level. This means homes priced correctly go to contract in less than 2 weeks, or in even less time.
    • Queens attracts buyers priced out from Manhattan and Brooklyn that still want to be close to NYC but can get more space for their money.

 

Its Not Just About the Borough Its About Your Neighborhood, your specific Block

  • Queens is enormous — it’s the largest borough by land area in New York City — and it is not just one market. It’s dozens of smaller markets next to each together.
  • Long Island City properties: buyers here would be looking for new construction, high rise apartments with amenities and close proximity to NYC.
  • Douglaston and Bayside, buyers here search for more suburban features, such as school district, lot size, parking.
  • Jackson Heights and Elmhurst: the valuations here are influenced greatly by buyers looking for multifamilies and minding the performance of rentals as opposed to neighborhoods like Whitestone and Howard Beach, where you have mostly 1 families and buyers looking for a more private setting.
  • Our most affordable neighborhoods like Jamaica, Cambria Heights or Queens Village: evaluations are influenced by First Time home buyers demand and things move much faster because of the price of entry.

That’s why the real answer to “how much is my home worth” always starts with the same three words: it depends where. And to the cliché of “Location, Location, Location” I would reply that in Queens is more about the “Location, within the Location, within the Location”.

 

What Actually Determines Your Homes Value

So let’s get specific. When I sit down to evaluate what a home is really worth, here’s what actually moves the number:

  • Recent comparable sales. Not just listings, not just pendings. Online platform have a much larger margin of error because when they cannot find the data they will broaden the geographic criteria and look further in time. They can only use what they can find. An experienced broker can perform market adjustments.
  • Condition and updates. As we said, Online platforms  do not go inside your property.
  • Property type, square footage, layout, and lot configuration, Detached vs. Attached, etc.
  • Lot size, Land Value and Zoning. The scarcity of land for development in Queens, makes this a key factor that many overlook and only experienced broker know how to take it into account. I have many years of experience selling land for development in Queens.
  • Location within the neighborhood. Distance to train or the Lirr, noise levels, school districts, etc.
  • Current mortgage rates. Because they affect buyer affordability and demand and can change the market one way or the other.
  • Timing within the year. The seasonality of our sales in Queens is unlike other parts of the country because we just don´t have single family homes and because we have many cultures.
  • Finally: Inventory, Listing Activity and Absorption Rates. Unlike appraisals who only look at past performance, experienced brokers can look at inventory levels and absorption rates, take into account price trends and suggest appropriate pricing strategies.

 

 

 

A Few Questions I Get Asked Constantly

Before we get to MY VALUE PROPOSITION, let me quickly answer a few things I hear all the time, because you might be thinking the same thing.

I am so confused. Should I go with the highest estimate, the more conservative one or the one in the middle?  I say none of this, go with the the most accurate estimate provided by an experienced broker who can substantiate the information not necessarily with the lowest or highest estimate.

Should I wait for prices to go even higher before I sell? This depends on  your personal priorities, life events, where you are moving, and whether you need a mortgage or not. Just remember that timing the real estate market, like any other market, has its own inherent risks.

My neighbor sold their house last year cant I just use their price? This is only an approximation because not two houses are the same and  the  market can change very fast in less than 12 months. As a matter of fact, licensed appraisers try to find records of closed homes that are preferably up to 3 months old.
