Going The Extra Mile for You!

Yesterday we closed on our  detached 2 family #TudorHome in #RegoPark, at a record price of $1,850,000. This one took a little extra work, but thanks to the cooperation from the owner, the legal know-how of Chris Psomopoulos, and our experience of 32+ years, patience and people skills, we got it done. These are some of the things that were extraordinary in this transaction:

1. First, the pricing was not for beginners. Being the property very unique,  a detached 2 family tudor in Rego Park, there were no comparable sales We priced it right, in a shifting market. Shortly after listing it, we put it in contract, which is unusual for a #Luxuryproperty .

2. The property was all rented and it took dealing with the tenants with care and respect, to be able to show it and then for the tenants to move out when the property was in contract, as the buyer wanted it vacant. 

3. The building department had incomplete records for the property. After 5 trips to their Borough offices and submitting the original plans when the house was built (which the owner was able to find in his attic), we were able to ascertain its legality. 

4. The property is a gem, both in style and its large size (28×47 building) but it required a buyer who understood that it needed care, attention and renovations to bring it to its former glory. We presented the property in its true condition, without hype, showing its potential and were able to find a very lucky and qualified buyer for the property who is now a proud owner of a one of a kind home.

5. The owner was an absentee out of state landlord and he needed assistance with multiple tasks. We were able to get a licensed plumber to address some issues, we attended appointments from DEP and the Gas company, dealt with handymen and monitored the clean out of the property.
